Investor FAQ

Private Log is a strategic logistics infrastructure initiative based in the Southeast of Brazil, designed to support the operational demands of the energy, port, and industrial sectors. We develop and manage tailored facilities for cargo storage, distribution, and multimodal integration, offering efficient, scalable solutions to streamline complex supply chains.

PrivateLog is owned by Mateus Vitoria Oliveira and Gabriela Moraes, who are also the founding partners of Private Construtora. Although the development and engineering execution of the logistics complex are carried out by Private Construtora, the PrivateLog development is a separate project under their direct ownership and strategic management. The initiative reflects their successful broader vision to expand beyond construction into high-impact logistics infrastructure, with full control over project governance, partnerships, and investment structuring.

The Private Log complex is located in Serra, Espírito Santo, Brazil, strategically positioned just 43 km from the Port of Vitória, 31km from Vale Company, 73km from Portocel, 35km from Vitória Airport, alongside with BR-101, one of Brazil’s most vital highways. Its location is further enhanced by direct access to the newly constructed Mestre Álvaro Bypass, a giant infrastructure project that has reshaped regional mobility.

This 19.7 km bypass reduces traffic in Greater Vitória by up to 35% and accommodates approximately 15,000 vehicles daily, including a significant volume of freight transport. The development has catalyzed economic growth along BR-101 (km 249 to km 279), attracting over 10,000 new businesses. With modern intersections and logistics-ready access routes, Private Log is ideally situated to benefit from this logistical transformation, offering unparalleled connectivity to ports, industrial zones, and national markets.

Our hub combines a prime location, modular infrastructure, sustainable design, and close proximity to the ports of Vitória and Tubarão, making it ideal for diverse logistics operations, everything under ESG compliance and a robust portfolio of international certifications that reaffirm its commitment to sustainability and high-efficiency practices.

Private Log covers a total area of 620.000 m², with a planned Gross Leasable Area (GLA) exceeding 195.000 m² in its first development phase. This initial phase includes modular warehouses, logistics yards, docking bays, administrative facilities, and support structures, all designed for scalability and operational efficiency. Future phases will expand the complex further, with a long-term master plan to accommodate increasing demand from logistics, industrial, and energy sector clients. The entire site has been engineered for flexibility, enabling tailored built-to-suit solutions and long-term tenant adaptations.
